Information to help you decide

We help you bring your operations together or adjust your space. We provide information and analysis and act as a sounding board as you weigh cost, ways of working and future needs against each other.

  • Alternatives on the market

Premises that meet your future needs.

  • Comparisons of terms

Cost and terms for the alternatives, side by side.

Someone to take over the premises or part of them

If you are leaving premises before the lease expires, or have more space than you use, we find a company that can take them over or rent part of them.

  • Assign the whole lease

Another company takes over your lease. Suits you when you are moving out, for example when you bring your operations together in other premises.

  • Sublet part of the premises

You stay and let the space you do not use. You keep your lease and remain the tenant.

What does it cost?

Consolidation is quoted separately and agreed before the assignment starts.

In short

If you want to bring your operations together or adjust your space, Locality finds alternatives on the market, compares the terms and is a sounding board as you weigh cost, ways of working and future needs against each other. We also find someone to take over premises you are leaving, or to rent the part of the premises you do not use. The assignment is quoted separately, and the fee is agreed before it starts.

Good to know

As a general rule, both an assignment and a sublet require the landlord’s consent. This also applies when you let part of the premises, if the other tenant may use the space independently. If, on the other hand, you share an office with another company without granting an independent right of use, consent is normally not required under the tenancy rules, but the lease may contain specific restrictions. After an assignment you are generally free of the lease, but if you sublet part of the premises you remain the tenant. Read more about how we help you leave premises early.

Frequently asked questions

When should we get in touch?
Preferably before you give notice on a lease or decide which premises to leave, so that you have the information you need when you make the decision.
How does this differ from lease renegotiation?
A renegotiation is about the terms of your current lease. Consolidation is about how much space you need and where.
