Find an office

How Locality works

When you search for new premises with us, the process has five steps: needs assessment, shortlist, viewings, discussions with the landlord and a signed lease. The whole assignment is free of charge for you. The landlord pays our fee when the premises are let.

How it works

  1. Needs assessment

Together we discuss how you work, the size of your team, your budget for the premises and when you need them. What do you need from the premises, now and in the future?

  2. Shortlist

You get a shortlist, not a list of everything. It can include advertised premises, upcoming vacancies and premises available on a sublease or through an assignment of the lease.

  3. Viewings

You choose which premises you want to see, and we book the viewings. Afterwards they are compared side by side: space, location, total cost and flexibility.

  4. Discussions with the landlord

We are a sounding board and a bridge between you and the landlord. If you need legal help, we work with the most experienced lawyers in the industry, who have expertise in your particular issue.

  5. Signed lease

We are involved until the lease is agreed and signed.

Who pays us, and what does it mean for you?

When you search for new premises, the landlord pays our fee when a lease is signed. That is worth knowing when you consider our proposals. We are not tied to any landlord and own no properties. The shortlist is based on your needs, not on who is letting.

As registered brokers, we are required under the Swedish Estate Agents Act (Fastighetsmäklarlagen) to look after both your interests and the landlord’s. We provide the information you need by shortlisting, explaining and comparing the premises with you. Read more about who pays the broker.

Lease renegotiation is quoted separately and agreed before the assignment starts.
