Tenants who are already searching
Tell us which premises are vacant or will become vacant, and we will come back with suggestions of companies that could be a good fit. We know what they need, because we have worked out their needs together with them.
What we help with
Letting
From advertising and viewings to a finalised lease. We take on the whole assignment or the parts you want, including letting new developments.
Market surveys
Rent levels, demand and needs in an area, to inform decisions about redevelopment, pricing and target tenants.
Subletting
When a tenant has outgrown the premises, is closing down its business or has space to spare, we help the tenant find a company that takes over the lease or rents part of the premises on a sublease. Read more about leaving premises early.
Landlords we work with
We work with Stockholm's largest landlords, including Vasakronan, Fabege, Castellum, Humlegården, Hufvudstaden, Skandia Fastigheter, AFA Fastigheter, Balder, AMF, Skanska and NIAM.
What does it cost?
For a letting assignment, the landlord pays Locality's fee when the premises are let.
In short
Locality helps landlords in Stockholm let offices, shops and warehouses, from advertising and viewings to a finalised lease. We also produce market surveys of rent levels, demand and needs in an area. When one of your tenants needs to leave the premises early, or has more space than it uses, we help the tenant find someone to take over the lease or rent part of the premises.
Good to know
If a tenant wants to leave the premises early, or let part of them, this is what applies under the Swedish Land Code (Jordabalken):
- Your consent is needed. As a general rule, a tenant may not assign the lease or sublet the premises without your consent. This also applies when part of the premises is let, if the other tenant may use the space independently. If the tenant shares an office with another company without granting an independent right of use, consent is normally not required, but the lease may contain specific restrictions. The Regional Rent Tribunal can give permission in certain cases, for example if the tenant’s business is taken over by someone else and you have no justified reason to say no.
- Who is responsible for the lease. If the tenant sublets all or part of the premises, it remains your tenant. After an assignment with your consent, the previous tenant is generally released from the lease after the assignment, unless you set another condition when you say yes.
- Three weeks to reply. If you refuse an assignment without reasonable cause, or do not reply within three weeks, the tenant may give notice on the lease.
- Two months to object. If the tenant assigns the lease or sublets without permission and does not put it right immediately when you tell them to, you may terminate the lease early. If you have not objected within two months of finding out, the tenant cannot be forced to move out for that reason.
