Start with what you need from your premises
You do not have to go through hundreds of premises yourselves. Before we start searching, we discuss together what you need from the new premises:
Ways of working
How you work, and what that means for workstations, meetings and shared spaces.
Capacity
How many people the premises need to accommodate, now and in the future.
Location
Where the premises need to be for the people who will work there and for those who will visit you.
Timetable
When you need to move in, and when you can give notice on your current lease.
Then we shortlist the premises that fit, explain how each option could work for you and compare them side by side. Not sure yet where you want to be? See how the areas of Stockholm differ.
Then the full office search
Once we know what you need from the premises, we continue as in a normal office search: a shortlist of premises, viewings of the ones you want to see, discussions with the landlord and a signed lease.
What does the client say?
“There are consultants, and then there are partners like Locality who really listen and understand your needs. We got all the help we needed and premises that suit us perfectly. It doesn't get better than that.”
In short
Locality helps companies that are moving their headquarters, outgrowing their premises or setting up in Stockholm. First we discuss what you need from the new premises: ways of working, capacity, location and timetable. Then we put together a shortlist, book viewings and stay involved until the lease is signed.
Good to know
If you already have premises that you will be leaving, the notice period decides when you can move:
- The notice period sets the timetable. If your lease runs for an indefinite period, or for a fixed term longer than nine months, the notice period is usually at least nine months, but it can be longer depending on what you have agreed.
- The lease is extended if nobody gives notice. If you have had the premises for more than nine months, notice must also be given on a fixed-term lease for it to end. Otherwise it is extended, for an indefinite period unless the lease says otherwise.

If you need legal help, we work with the most experienced lawyers in the industry, who have expertise in your particular issue.
Frequently asked questions
- Which companies do you help?
- We mainly help companies with 10–300 employees make decisions about commercial premises in Stockholm.
- Are premises that have not been advertised included?
- Yes. We gather vacant premises from several sources and keep in touch with landlords about upcoming vacancies.
- Can you help us see whether we should stay instead?
- Yes. In a lease renegotiation we compare your current lease with the market. That assignment is quoted separately.
- When should we get in touch?
- Preferably before you give notice on your current lease, so that the search can be done well ahead of your agreed notice period. We confirm the timetable in the needs assessment.
