Who pays the broker when you rent an office?
When you look for new premises with Locality, the whole assignment is free of charge for you, from the needs assessment to a signed lease. The landlord pays our fee when the premises are let, and your rent is the same as if you had gone directly to the landlord.
What is included when you look for new premises?
The whole office search is included. We carry out a needs assessment with you, put together a shortlist of premises and arrange viewings. Then we are a sounding board and a bridge between you and the landlord until the lease is signed.
What the landlord paying our fee means for you, and what the law says about it, is explained in How we work.
What do our other services cost?
For lease renegotiation you get a separate quote. We agree the fee before the assignment starts. In those assignments we provide information and analysis, for example how your lease compares with the market and what options you have.
If you want help to leave premises early, we go through what it costs in the first call.

Frequently asked questions
- Is there a fixed scale of fees for commercial property brokers?
- No, there is no fixed scale of fees for commercial property brokers. The Swedish Estate Agents Act (Fastighetsmäklarlagen) also applies when premises are brokered, but for lettings it does not regulate how large the broker's fee should be or how it is calculated. Instead, the fee is agreed between the broker and the client.
