What do you need help with?

Not all available premises are advertised.

Not every vacancy appears on the property listing sites. Through our ongoing dialogue with landlords and companies, we often know about upcoming vacancies and premises available on a sublease. That gives you more options to choose from.

Why go through Locality?

You don't have to go through hundreds of premises yourselves. We gather available premises from several sources and keep in touch with landlords about upcoming vacancies, so that you get a short list of the ones that fit.

The people at Locality

We are a team of four and work closely with our clients, from the first conversation to the finished solution.

How it works

We manage the search from the first conversation through to a signed lease. We do the legwork; you make the decisions.

Contact us
  1. Needs assessment

Together we discuss how you work, the size of your team, your budget and when you need the office. What do you need from the space, now and in the future?

  2. Selection

You get a selection, not a list of everything. It may include advertised premises, upcoming vacancies and premises available on a sublease or through an assignment of the lease.

  3. Viewings

You choose which premises you want to see, and we book the viewings. Afterwards they are compared side by side: size, location, total cost and flexibility.

  4. Discussions with the landlord

We are a sounding board and a bridge between you and the landlord. If you need legal help, we work with the most experienced lawyers in the industry, who have expertise in your particular issue.

  5. Signed lease

We are involved until the lease is finalised and signed.

When does your lease expire?

If you have a fixed-term lease of more than nine months, notice must be given no later than nine months before it expires. Otherwise it is extended.

So it is a good idea to start looking before you give notice, so that the search can be done well ahead of the notice period.

That is the last day to give notice on a lease that expires on 31 December 2028.

Who pays?

When you are looking for new premises, the whole assignment is free of charge for you, from needs assessment to signed lease.

The landlord pays the fee when the premises are let, and the rent is the same as if the tenant had gone direct.

The landlord pays because we shorten the time the premises stand empty. We have worked out your needs with you and know what fits, so finding the right premises is quicker.

Through our partnerships with all the major landlords, and smaller ones too, including Vasakronan, Fabege, Castellum, Humlegården, Hufvudstaden and Skandia Fastigheter, we often know about upcoming vacancies. We are not tied to any landlord and own no properties. The selection is based on your needs, not on who is letting.

Lease renegotiation and help with an assignment of the lease or subletting are quoted separately and agreed before the work begins.

What does the landlord paying our fee mean for you?

What do our clients say?

Quotes from companies we have helped find new premises, translated from Swedish.

“There are consultants, and then there are partners like Locality who really listen and understand your needs. We got all the help we needed and premises that suit us perfectly. It doesn't get better than that.”

How they found a new office

Three clients, three different moves. This is how it went, from the first conversation to the signed lease.

Do you have premises to let?

We keep track of which companies in Stockholm are looking for premises. Tell us which premises are or will become available, and we will suggest companies that could be a good fit.

We handle the letting from advertising and viewings to a finalised lease, including letting new developments, and we map rent levels, demand and needs in an area.

What decisions are you facing about your premises?

A lease that is expiring, a new headquarters or a business that is changing. Tell us briefly about your situation, and we will get in touch to arrange a call.

  • A short call about your needs and options
  • We always try to reply within one working day.
