You use it in your discussions with the landlord, and we act as a sounding board beforehand.\n\n- **How the lease compares.** The terms of your lease compared with what is available on the market.\n- **Which alternatives exist.** Premises that could suit you if you would rather move.\n\n## Get in touch in good time\n\nIdeally before the lease is due for renewal or before notice must be given, so that the comparison is ready when you need it. If you have already received notice from the landlord, get in touch straight away. You have two months to turn to the Regional Rent Tribunal (Hyresnämnden).\n\n## Good to know\n\n- **No right to an extension, but sometimes to compensation.** If the landlord does not want to extend, or you do not accept the landlord's new terms, you may be entitled to compensation of at least one year's rent. There are exceptions, for example if the landlord's terms are reasonable or if the right has been waived by agreement. A rent above the market rent is never considered reasonable.\n- **Two months after the landlord's notice.** If you do not want to move without compensation, you must turn to the Regional Rent Tribunal within two months of the notice. Otherwise you lose the right to compensation. The notice must state the landlord's terms, or why the lease is not being extended, and inform you of the deadline. Otherwise it is not valid.\n- **You can ask for new terms yourselves.** You then give notice on the lease in writing and state which changes you want, for example a lower rent. If you cannot agree, you must turn to the Regional Rent Tribunal within two months of the notice, otherwise the notice is not valid.\n- **The Regional Rent Tribunal mediates but does not set the new rent.** The tribunal tries to bring you to an agreement and must give its opinion on the market rent if either of you asks for it. If you do not reach an agreement, the case is closed.\n\nRead more about [giving notice on a commercial lease](https://www.locality.se/en/guides/terminating-a-commercial-lease/).\n\nIf you need legal help, we work with the most experienced lawyers in the industry, who have expertise in your particular issue.",
